The densest of the historic districts: 1900s to 1930s frame and masonry houses on small lots, a large stock of two- and three-storey walk-up apartment buildings from the same decades, later garden apartments, and a good number of big old houses long since divided into flats. Memorial Park and the Cummer grounds sit on the river edge.

The Riverside problem

Urine is the recurring job here, and it is a chemistry problem rather than a stain problem. When a dog goes on a rug the liquid carries away and the salts do not: uric acid crystallises down in the cotton foundation and stays there, invisible, permanently. Those salts are hygroscopic, so every time the room gets humid they pull water back out of the air, go into solution, and the whole thing becomes wet and biologically active again — which is why an accident from two summers ago announces itself every August and then goes quiet in January. It is also why the smell comes back a week after a surface treatment. Fresh urine is close to neutral and turns alkaline as it breaks down, and alkalinity is what wool cannot cope with: the dye lets go, and a spot that was pale yellow at the time is a spreading blue-into-red bleed a year later. None of that can be lifted from the top. The rug has to be immersed and flushed until the salts are physically out of the foundation, then brought back to the acid side where wool wants to sit, and the dye damage assessed afterwards — because what is left when the contamination is gone is sometimes correctable and sometimes not.
